How winners are selected

• People's Choice: Number of user votes (up to3towers per person). Automated traffic and votes from the editorial team are excluded.
• Price Appreciation: Percentage change in each tower's median asking price per tsubo between the first and last 14 days of the observation period. Eligible towers must have at least seven days with three or more units for sale in both periods.
• Liquidity: Median number of days from first observation to listing removal, shortest first, for towers with at least five sale listings confirmed as removed this year.
• Fee Efficiency: Median of (management fee + repair reserve contribution) ÷ private floor area, lowest first, among towers with at least 100 units and at least three units for sale showing both charges. Leasehold towers are excluded because ground rent is charged separately.

Each category awards the top10places. Rankings are determined solely by these rules, without human selection. Every category uses active listings observed by this site, not transaction prices or time to sale. Because our observations began in September 2026,2026“price appreciation” for the year compares the start and end of the observation period, not a full year's change. It does not guarantee future prices.
