Posting Guidelines
Where to read and post
Reviews and message boards are available for each building. The nine published areas also have area boards, and there is a general discussion board not limited to any building or area. You do not need to log in to read them.
- Open the page for the building you want (you can find it through Search, the area index, a brand, or a railway line or station).
- Under “Reviews, Feedback, and Message Board” on the building page, open “Read or write reviews” or “Read or post on the message board.” You can also use “Reviews and message board for this building” at the top of the page.
- Published posts appear on that page. To post, log in or create a free account and set a public nickname.
Immediately after posting, it appears as “Under review” only on your screen and is not visible to others. Once approved, it appears on the same page. Publication usually takes about 1 minutes, but may take longer when busy.
Login is required to post
You must log in to post reviews or messages, react to message-board posts, or quote them. You do not need to register your name, address, phone number, or a password. Only your chosen nickname is shown publicly. Reading and reporting are available without logging in.
The most important rule
Criticism of buildings is welcome. Complaints, suggestions for improvement, and negative opinions such as “It was not right for me” or “At this price, consider other options” may be published as written. This is not a place where you may only say positive things.
What we cannot publish is criticism aimed at a “person” rather than the building. A complaint may be published when it concerns facilities or operations, but not when it identifies or attacks a particular person.
Examples
| Can be published | Cannot be published |
|---|---|
| Elevator waits are long in the morning. The number of units seems high for the number of elevators. | A resident monopolizes the elevators every morning. That is the kind of person who lives in this building. |
| Footsteps from the floor above carry into my unit. I would appreciate more consideration at certain times. | Footsteps from unit 1504 above carry into my unit. That family never changes, no matter how often they are told. |
| I am dissatisfied with the management company's response. I believe the problem is with the system, not an individual representative. | The building manager is incompetent and barely works. They are nothing but a waste of salary. |
| There was a water leak in a common area in 2022. It is recorded in the management association minutes. | This building was shoddily constructed. A serious accident is certain to happen soon. |
| The facilities may not suit everyone. They were not right for me. | I heard from an acquaintance that several units here have a stigmatized history. |
| I bought through a broker. The representative was courteous (company name withheld). | Our company can introduce this property with no brokerage fee. Learn more here → |
Points requiring particular care
- Do not include unit numbers. Wording such as “unit 1504” can identify its residents, so it cannot be published even when the complaint itself is legitimate. Use only general descriptions such as “the floor above” or “the same floor.”
- Do not identify people by personal characteristics. Names are prohibited, and descriptions such as “a man in his sixties who always wears a red cap” may also identify someone. Refer only to roles, such as the building manager or management board.
- Do not state unverified claims as fact. You may not write “It was shoddily constructed” or “It is a stigmatized property” without identifying a supporting source. Verifiable wording such as “It is recorded in the meeting minutes” may be published.
- Phone numbers, email addresses, URLs, and social-media IDs are prohibited. Posts containing them are automatically blocked regardless of context.
- Posts must contain between 1 and 2,000 characters. Blank posts are not accepted.
About moderation
Posts are initially held privately and displayed only after automated moderation performed solely on equipment managed by this site. Post text is never sent to an external provider.
Moderation is a system that evaluates how content is expressed. It does not determine whether you actually live there or whether a claim is true. Publication does not verify a post's content, and rejection does not mean that its content is false.
If a post cannot be published, only you will see the category of the reason. You may revise the wording and submit it again. The system is designed to withhold publication when uncertain, so acceptable posts may sometimes be blocked.
Posting frequency
You cannot post repeatedly within a short period. Each review is saved as a separate post and does not overwrite earlier text or attached media.
Repeated prohibited posts
If you repeatedly submit posts that violate these guidelines, posting will be temporarily restricted. The first restriction lasts one hour, the next lasts 24 hours, and continued violations will result in suspension. Temporary restrictions are lifted automatically when they expire.
Only posts involving personal attacks, identifying information, threats, discrimination, advertising, or attempts to manipulate moderation count toward restrictions. Posts withheld merely because they are short or unrelated to the building do not count, nor do posts older than one week.
While posting is restricted, the posting form is replaced by a notice showing the restriction and when posting will resume.
Terms of Use
How posts are handled
Posts are not public when received. Only posts approved by automated moderation running within this site are displayed. Moderation is performed solely on equipment managed by this site, and post text is never sent to an external provider.
Moderation evaluates how a post is expressed. It does not verify residence, the truth of its content, or the poster's identity or attributes. This site does not guarantee the content of published posts.
Publication status may change following reports or review by this site, in addition to automated decisions. Standards are revised during operation, so wording that was previously allowed may later be rejected, or vice versa.
Prohibited posts
Reviews are for evaluations, experiences, and questions about a building. Message boards are for conversation, so greetings, introductions, brief responses, and thanks may also be published. A post will not be rejected solely because it is short.
- Personal attacks against specific individuals or organizations, or unsupported defamation
- Information that can identify a person, such as a unit number, name, phone number, email address, vehicle, or schedule
- Content implying harm, retaliation, or stalking
- Content that excludes or insults people based on nationality, sex, age, disability, household composition, sexual orientation, or similar characteristics
- Advertising, solicitation, promotional links, compensated posts, or impersonation
- Content presenting unverified crimes, defects, or incidents as fact
- Review content unrelated to the building or living there, or message-board content clearly unrelated to the conversation
- Attempts to manipulate the moderation system
Criticism and negative assessments of buildings, facilities, management, and the surrounding area may be published. Complaints and requests for improvement are not prohibited.
Actions we may take
Even after publication, reports or review by this site may result in posts being hidden, submissions being disabled for a particular building, or all posting functions being suspended. We do not provide individual explanations for these actions.
Deletion requests and reporting
Each published post has a report button. Select a reason and submit it for review by this site.
To request deletion of your own post or content concerning you, contact the site operator with the URL of the relevant page and specify the content concerned. Contact details are provided in the inquiry section at the bottom of this page.
Deleted posts are removed from public pages. We will also request removal of any cached search-engine results, but the time required depends on the search engine's processing.
Images and videos
Reviews may include up to 10 images and videos in total with text, while message-board posts may include one image. JPEG, PNG, and WebP images (up to 10MB each) are regenerated as WebP files with a maximum long edge of 1,600px. MP4, MOV, and WebM videos (up to 50MB and 60 seconds each) are regenerated as H.264/AAC MP4 files. EXIF data, including location information, and the original images and videos are not retained. For images, we record only whether camera-model information and indicators of image-generation tools are present; this is used to assess Best Photo candidates. Best Photos are selected from camera-taken property photographs, including exteriors, interiors, common facilities, and rooms. Videos and images made with image-generation tools are not eligible. Media-only posts are not permitted.
Use only images and videos that you have the right to post and publish, such as media you recorded yourself. You may not post identifying information such as unit numbers, nameplates, faces, or vehicle registration numbers, nor advertising, obscene or violent content, or content that infringes third-party rights. Automated text moderation does not evaluate image or video content, so problematic media may be hidden following a report or review by this site.
Submitted images may be featured on TOWERS.SELECT's official social-media accounts, including Instagram, or elsewhere on this site. Videos will not be used for these features. Please post only if you agree to this.
Use only profile and banner images that you have the right to use. Profile images are center-cropped to a square, and banner images are center-cropped to a 3:1 landscape ratio. Metadata, including location information, is removed before publication. You can replace or delete these images at any time in your profile settings.
Handling of personal information
Posting requires login and a registered nickname. Posts are linked to your account, and your nickname and a link to your profile are published. Do not use your real name, contact details, or a name that could be mistaken for the site operator. To prevent rapid repeat posting, we retain for a limited period a non-reversible value derived from connection information. The IP address itself is not retained with the post record. If you submit a report without logging in, a signed identifier is stored in a Cookie to prevent duplicate reports. See Analytics and Privacy for details.
